Every situation is different
Most people who call us are going through something hard. Here’s how we help in the situations we see most, and what we’ll tell you honestly if selling to us isn’t the right fit.
You inherited a home
Sorting out a parent’s house is a lot, especially while you’re grieving or living somewhere else. We can buy the house as it is, belongings and all, on a timeline that respects your family.
If the house is going through probate, an estate or probate attorney can tell you who is able to sign and when. We’re glad to work alongside them, and a local closing company or attorney handles the title work.
- No cleanout. Leave what you don’t want to keep
- A closing date that works for everyone involved
- Patience when there are several family members or a longer timeline

“After my grandmother passed away without a will, there were 14 heirs involved making the sale of the property highly complex… He offered a fair and transparent price and remained fully committed despite the extended timeline and complications in this type of sale.”
“I sold my mother’s home… They were honest with me in each step of the process in selling my mother’s home. They made sure that I was comfortable and there was no pressure in the entire process.”
You’re behind on payments
You have more options than you might think. Sometimes the right move is talking with your lender, a housing counselor or a short sale attorney first, sometimes it’s listing with an agent, and sometimes it’s selling to us.
We’ll walk through each one with you, plainly and without judgment. For advice about your loan, your credit or your legal options, we’ll point you to people we trust, because that advice should come from them.
- An honest look at every option, including the ones that don’t involve us
- If selling to us fits, certainty: we buy it ourselves and close on what we sign
- No pressure, and no judgment

“Mike helped me out so much in a short amount of time. I thought I was in a hopeless spot but they helped me figure everything out and communication was A++. I have a weight off my shoulders now…”
“…he openly and honestly explained that a cash offer would most likely not be in my best interest at this time, and offered his opinion as a broker. I appreciated very much his time and honesty.”
The house needs work
Repairs, cleanouts, tenants. Leave it as it is and we’ll take it from there. No cleaning and no fixing before we visit.
If repairing the house and listing it would leave you with more, we’ll tell you that too. Sometimes it does, and you should know before you decide.
- No repairs, cleaning or showings
- Tenant-occupied houses are okay
- We’ve renovated around 300 houses since 2010, so very little surprises us

“My house was in rough shape and I needed a fast solution. I called him on Tuesday and he met me on Wednesday. We closed only twelve days later.”
“My house needs a lot of work and I just could not handle that so this was the best solution. He worked with me while I purchased a home in another state and made everything very easy!”
You have military orders
A PCS move doesn’t wait. We work around your report date and the closing date that works for your family, and we can point you to movers and other help we trust for the rest of the move.
If you’d rather rent the house out or list it, we’ll talk that through with you too. The right answer depends on your plans and the house.
- A closing date built around your report date
- No repairs or showings while you’re packing up
- Referrals to movers and help we trust

“I was allowed to choose closing date which helped to ensure a smooth experience for relocation… Mike checked up on myself and family after the process and ensured we reached our destination ( out of state) and health of my child.”
“We were moving out of state so we needed to be moved quickly, we had to push our close date up & Mike accommodated us allowing us to do so… He explained the process and did EXACTLY what he said he’d do.”
Tell us what’s going on
You’ll hear from Mike directly, and there’s never any pressure to sell.
