How it works

A simple process that fits your situation

Here’s what happens from the first phone call to closing day. Our goal isn’t simply to close as fast as possible. It’s to understand your situation, give you a clear option, and make the process fit what you actually need.

Step by step

From the first call to closing

It can move very quickly when you need it to. When you don’t, we work around your timeline.

“Tell me a little bit about the house, and what’s going on. We’ll see how we can best serve you.”How Mike starts every call
  1. 01

    We talk it through

    About 5–15 minutes

We have a conversation about the house and, more importantly, what’s going on and how we can best serve you. We’ll ask some basic questions about the property’s condition, your situation, your timeline and what you’re hoping to accomplish.

  2. 02

    We see the house

    About 20–30 minutes

If it looks like we may be a good fit, we’ll schedule a time to see the property in person. You don’t need to clean, make repairs or prepare the house for us. We want to see it exactly as it is.

  3. 03

    We work out our offer

    We make the decision ourselves

We look at comparable sales, the condition of the house, repairs or renovations that may be needed, and what we believe the property will be worth after the work is done. Because we’re the actual buyers, we make the decision ourselves.

  4. 04

    We explain your options

    No pressure to decide

We’ll give you our offer and explain how we arrived at it. There’s no pressure to decide on the spot. If we believe you’d be better served listing with a real estate agent or considering another option, we’ll tell you.

  5. 05

    You decide, and we sign

    At the agreed price

If our offer works for you, we sign a purchase agreement at the agreed-upon price. We’re buying the house ourselves. We don’t put a property under contract to assign it to another investor.

  6. 06

    Title and closing paperwork

    Handled locally

The contract goes to a local real estate closing company or attorney to handle the title work and prepare for closing. We coordinate with them and with you to keep it as simple as possible.

  7. 07

    You choose the timing

    Your timeline

We can close quickly when you need speed, but not every seller needs to be rushed. Whenever possible, we work around your timeline and choose a closing date that makes sense for your situation.

  8. 08

    Closing day

    No repairs or cleanout first

You sign the closing documents and receive the agreed-upon proceeds, and we’re the ones who buy the property. There are no repairs or cleanout required beforehand unless we’ve specifically agreed otherwise.

Your options

Sell to us, or list with an agent?

It depends on the house and on what matters most to you. Here’s how we think about it.

An empty, dated living room in a house we bought as-isAs it is

Selling to us may make sense when

  • Convenience and certainty matter more to you than the highest possible retail price
  • You’d rather sell as-is, without repairs, cleaning or showings
  • You need to sell quickly, or on a specific date
  • The situation is complicated, like an inherited house, a title issue or a sale that fell through
A renovated, move-in ready living roomReady to list

Listing may serve you better when

  • The house is in good shape, or you’re able to get it ready
  • You have the time to prepare it and wait for the right buyer
  • Getting the highest retail price matters most to you

Either way, we’ll tell you which one we think fits, even if it isn’t selling to us.

Common questions

Straight answers

A few of the questions we hear most. There are more on our FAQ page.

01How do I know whether I should sell directly to you or list the house with a real estate agent?

It depends on the house and on what matters most to you. Selling to us can make sense when you value convenience, certainty and selling as-is more than getting the highest possible retail price.

If the house is in good shape and you have the time to prepare it and wait for the right buyer, listing with an agent may leave you with more. We’ll walk through both with you, and if listing makes more sense, we’ll tell you.

04How much will you give me for my house?

It depends on the house: its condition, the work it needs, and what similar homes nearby have sold for. We can’t give you a fair number without seeing it, so after a short call we’ll visit the house, usually for about 20 to 30 minutes.

Then we’ll give you our offer and show you how we got there. There’s no pressure to accept, and if another option would serve you better, we’ll tell you.

08How quickly can you close, and can I choose the closing date?

We can close quickly when you need speed, but not every seller needs to be rushed. Whenever possible, we work around your timeline and choose a closing date that makes sense for your situation. Every situation is different, so we’ll talk through the timing with you before you sign.
