FAQ

Straight answers to the questions we hear most

These are the ten questions sellers ask us most often, in plain language. If yours isn’t here, just ask.

01How do I know whether I should sell directly to you or list the house with a real estate agent?

It depends on the house and on what matters most to you. Selling to us can make sense when you value convenience, certainty and selling as-is more than getting the highest possible retail price.

If the house is in good shape and you have the time to prepare it and wait for the right buyer, listing with an agent may leave you with more. We’ll walk through both with you, and if listing makes more sense, we’ll tell you.

02Are you actually buying my house, or are you going to assign the contract to another investor?

We’re buying it ourselves. We don’t put a house under contract with the intention of assigning the contract to another investor. We’re the actual buyer, and we close on the contracts we sign.

03Once we agree on a price, can you come back later and lower your offer?

No. We don’t get you under contract at one price and then come back right before closing trying to reduce it. The price in your contract is the price you get.

04How much will you give me for my house?

It depends on the house: its condition, the work it needs, and what similar homes nearby have sold for. We can’t give you a fair number without seeing it, so after a short call we’ll visit the house, usually for about 20 to 30 minutes.

Then we’ll give you our offer and show you how we got there. There’s no pressure to accept, and if another option would serve you better, we’ll tell you.

05How do you determine what my house is worth and how you come up with your offer?

After seeing the property, we look at comparable sales, the condition of the house, repairs or renovations that may be needed, and what we believe the property will be worth after the work is completed. Because we’re the actual buyers, we make the decision ourselves, and we’ll explain how we arrived at our number.

06Do I need to make any repairs or clean the house out before I sell it to you?

No. You don’t need to clean, make repairs or prepare the house for us. We want to see it exactly as it is. There are no repairs or cleanout required before closing unless we’ve specifically agreed otherwise.

07Are there any fees, commissions, or closing costs that I have to pay?

When you sell directly to us, there’s no listing agent involved, so there’s no listing commission. Before you sign anything, we’ll go over any closing costs with you line by line. There are never hidden fees or last-minute deductions.

08How quickly can you close, and can I choose the closing date?

We can close quickly when you need speed, but not every seller needs to be rushed. Whenever possible, we work around your timeline and choose a closing date that makes sense for your situation. Every situation is different, so we’ll talk through the timing with you before you sign.

09What happens to the house after you buy it?

Most of the time, we renovate it. We’ve purchased, closed and renovated around 300 houses in Hampton Roads since 2010. You can see some of them on our Homes we’ve bought page.

10What if I still owe money on the house or I’m behind on my mortgage payments?

That’s more common than you might think, and it doesn’t rule anything out. Tell us what’s going on and we’ll look at your options together, including whether selling to us makes sense at all.

For questions about your loan, your credit or your legal options, that advice should come from a lender, an attorney or a housing counselor. We’re glad to point you to people we trust.
